The upcoming BTO launch in May 2023 is one to keep an eye on if you are one of those who swear by only living in a mature estate. That’s because, among the four estates in the May 2023 BTO launch, three are going to be in a mature estate.
This BTO launch in Bedok is one of the most anticipated BTOs in years. One reason for the anticipation is because the last BTO in Bedok was released seven years ago. Seven years is a long time. In fact, some of those who had gotten the last Bedok BTO might have already sold their BTO and went on to upgrade their place.
But it’s not just the time element that is creating such a hype around the Bedok BTO. From a location perspective, this BTO has it all. It is situated within a 500m radius from Tanah Merah MRT. It is also within 1km from the next nearest MRT stations at Bedok MRT (East-West Line) and Bedok South MRT (Thomson-East Coast Line).
As a mature estate, schools are conveniently located within a 2km radius from the Bedok BTO. You also have a couple of neighbourhood centres with hawker centres and heartland shops to satisfy your everyday needs.
Just like Bedok, it has been almost a decade since Serangoon last released a BTO launch. Given the size of this BTO launch, you could probably guess why. Serangoon has become so developed that it is difficult to find empty plots of land for new public housing.
With only 330 units for new homeowners to ballot for, you really need a lot of luck to get a ballot number. But if you are lucky enough to get one, then here’s what you can expect.
Chomp Chomp Food Centre and Serangoon Garden Market & Food Centre is just a short drive away. Chomp Chomp is well known for being a foodie haven. Staying within a 500m radius from Chomp Chomp is definitely a big plus point for those who enjoy good food. Besides that, you can also find a couple of heartland coffeeshops around Serangoon Community Club.
Right next to the Serangoon BTO, there are three green spaces: Hwi Yoh Green, Serangoon North Community Park, and Japanese Cemetery Park. According to research, living close to a green space makes people happier because it encourages social activities and interaction.
If there’s a BTO launch at Kallang, it is always going to be one of the hot choices.
This upcoming BTO in Kallang is located in Little India. It will be sitting on the existing site of Farrer Park Fields near the Little India bus terminal at Tekka Lane. Having the bus terminal close to your home is just one of the convenience this BTO offers.
Apart from that, there are five MRT stations within 1km from the Kallang BTO. The closest MRT station is a Little India, which is an interchange for the North-East Line and Downtown Line. You can easily get to the East-West Line at Bugis MRT by taking two stops from Little India MRT on the Downtown Line. If you are heading to the Central Business District (CBD), it is just five MRT stops down from Little India MRT. Its city fringe location makes the Kallang BTO a desirable choice.
Little India is also where you can find affordable and delicious food. The Pek Kio Market & Food Centre is just a few streets down from the Kallang BTO. There’s also a stretch of cafes and food places along Race Course Road and Rangoon Road to satisfy your food cravings.
Tekka Centre is also just a short walk from the BTO if you are looking to replenish your groceries or looking for a place to have your favourite Ya Kun Toast.
As a new estate in Singapore, Tengah offers a great option for those who want a higher chance of getting a ballot number.
Under the current BTO balloting system, both Tengah sites will fall under the same group when you are applying for your BTO. A total of 2,950 units will be available for new homeowners to ballot for. This makes Tengah the single biggest estate in the May 2023 BTO launch in terms of units.
Among the two sites, one of them (bottom image) is closer to the Tengah town centre and right next to the future Anglo-Chinese Primary (ACS(P)). The other site (above image) is at the intersection between Tengah estate and Bukit Batok estate.
One thing that is common for both sites is that it will take some time for amenities to become mature. The MRT line (Jurong Region Line) will also not be ready until 2027 onwards. Residents will likely have to bear with the bus transport system (and dust) for a while before the Jurong Region Line is operational.
In return, Tengah will offer early adopters a decent capital gain in home price appreciation, just like what early adopters of Punggol estate are now enjoying.
